Dubai is not right for you if your investment horizon is under three years. It is not right for you if you are buying into an oversupplied community with no clear exit buyer in mind. It is not right for you if your yield calculation is gross and you have never actually modelled net. And it is not right for you if you have not checked the service charge, the developer's delivery track record, and whether your home country's succession laws even recognise a UAE asset.
Every one of those four conditions is checkable before you sign anything. None of them require luck. They only require someone willing to ask the uncomfortable question before the excitement takes over.
When Dubai Becomes One of the Strongest Environments on Earth
For the investor with a five-to-ten year horizon, buying in a supply-constrained location, who has modelled net yield honestly, identified a clear exit buyer, registered a UAE will, and is willing to sit through short-term uncertainty because they understand the long-term structural case — Dubai becomes a genuinely different conversation.
Zero income tax. A currency pegged to the US dollar since 1997, unmoved through every global shock since. A government with a stated planning horizon stretching to 2071. These are not marketing lines — they are structural facts that shape what a long-horizon investor is actually buying into.
The Real Difference Between Winning and Losing Here
The difference between the investor who wins in this market and the one who does not is almost never market timing. Nobody consistently times any property market, anywhere, including this one. The difference is almost always the quality of the advice they received before they signed — whether someone sat with them and honestly worked through both lists, the conditions that disqualify them and the conditions that make the case, before a single dirham moved.
