Dubai's demand comes from global families relocating, high-net-worth individuals moving wealth, entrepreneurs shifting headquarters, remote workers entering through visa pathways, and corporates relocating teams. In the last cycle, nearly half of all buyers had never invested in Dubai before, and a large share had never lived in the Middle East before.

Dubai is not selling homes. Dubai is selling a future.

Blind Spot Three: The Rental Market Doesn't Behave Like India or the UK

Dubai's rental market is powered by record job creation, record migration inflow, record corporate relocations, record tourism stays, and record long-term visas issued. In one recent year, Dubai issued over 150,000 new residency permits — alone enough to absorb entire districts of new supply. Ravi saw cranes and assumed empty buildings. He didn't know Dubai needs tens of thousands of new homes every year just to keep up.

Developers launch because Dubai's 2040 plan targets 5.8 million residents, tourism targets 25 million visitors, corporate relocation targets thousands of new headquarters, and infrastructure plans stretch two decades ahead. This is not chaos. This is choreography.

Blind Spot Seven: Dubai Is Not Simple

Dubai is fast, engineered, migration-powered, policy-controlled, liquidity-sensitive, and timeline-dependent. Ravi saw a property. He didn't see a system.
