The Off-Plan Trap — The One Question My Client Almost Forgot to Ask

My client Farida called me, excited. She'd found the perfect apartment — off-plan, beautiful renders. "It's such a good price," she said. I asked her one question. She went quiet. "Have you compared it to a similar flat that's already built?" She hadn't. Almost nobody does.

A Promise vs a Front Door

Off-plan means buying a home that doesn't exist yet — you're buying a promise, a drawing, a future. Ready property means buying something you can walk into today, touch the walls, check the view, move in this month.

The Number Almost Nobody Tells You

In 2023, off-plan homes were selling for about 17 percent more than similar, already-built homes nearby. By early 2026, that gap had grown to 31 percent. You could be paying nearly a third more for a home that exists only on paper, compared to walking next door and buying the finished version.

Why the Gap Exists

Developers know buyers love small, easy monthly payments. One percent a month feels painless. So they raise the total price quietly, and wrap the extra cost inside those "easy" instalments. You're not getting a discount. You're paying for convenience, without realising it.

Rent is set by the market, not by what you paid for the flat. So if you paid 31 percent more than your neighbour, but you both charge the same rent, your return on that money is automatically weaker. Always.

Off-Plan Isn't the Enemy

Off-plan still makes up around 70 percent of everything sold in this city right now, and there's a real reason for that: a smaller upfront payment, time to save while you pay, and if the area genuinely grows before handover, you can still come out ahead. The trap isn't off-plan itself. The trap is buying it blind, without checking the ready price next door.

What Farida Actually Did

She found three ready flats in the same area, similar size, and compared the price per square foot side by side. The off-plan unit was genuinely 28 percent more expensive than a comparable finished flat five minutes away. She still bought off-plan — but this time, she negotiated hard, with the real number in her hand. She saved herself close to AED 200,000, just by asking one question before she signed anything.

The Simple Rule

Before falling in love with any off-plan flat, find three ready flats nearby of the same size and area, and compare the price per square foot honestly. If the gap is small, off-plan might genuinely be worth it. If the gap is huge, you now know exactly what you're paying for, and you can decide with open eyes, not just excitement.

The bottom line

Farida almost signed without asking. One question saved her two hundred thousand dirhams.
